Van Nuys is the most populous neighborhood in the San Fernando Valley, and it is not one kind of property. Mapping L.A. puts renters at roughly three-quarters of the housing stock, so many of the camera calls we take here come from apartment owners and managers with buildings on Sepulveda, Van Nuys, Victory and Sherman Way. Those jobs cover entries, mail and package areas, gated garages, laundry rooms and courtyards, designed so tenants are protected without being watched inside their homes.
The single-family blocks between Roscoe and Oxnard are mostly post-war stucco homes with attic access, which is good news for cabling: Cat6 runs from the eaves to a recorder in a closet or garage stay hidden, and every camera is powered over that same cable (PoE), so nothing needs an outlet outside. Because auto-related crime is the pattern LAPD's own Van Nuys senior-lead newsletters describe most often, the camera we spend the most time on at a house is the one covering the driveway and the street in front of it.
Commercially, the auto row on Van Nuys Boulevard needs lot overviews plus plate capture at driveway aprons, service bays and key rooms; the storefronts on Sepulveda and Victory need a face-height camera at the door, the register and the alley door; the flex and industrial buildings around Van Nuys Airport need gates, yards, dock doors and roll-ups covered by cameras that handle harsh sun on one side and deep shade on the other.
Every job starts with a free on-site walk and a coverage map that says what each camera is for, and ends with you pulling a clip on your own phone before we leave.
Police jurisdiction. Van Nuys is inside the City of Los Angeles; the responding division is LAPD Van Nuys Area at the Van Nuys Community Police Station, 6240 Sylmar Avenue (front desk (818) 374-9500). Cameras on their own need no police permit.
Alarm permit. Once cameras are tied into a monitored burglar alarm, the City of Los Angeles requires a police alarm permit for the premises through the Office of Finance ($45 new, $26 renewal at the time of writing; LAPD Alarm Section (213) 996-1200). The Van Nuys Civic Center branch is at 6262 Van Nuys Boulevard, Room 110. Operating an alarm without a permit is a misdemeanor, so the permit step is written into any camera-plus-alarm proposal.
Electrical permits. PoE cameras fed from the recorder usually need no building permit. A new 120-volt circuit or receptacle for the recorder, PoE switch or UPS is electrical work permitted through LADBS, and that is one practical reason a C-10 licence matters for camera work: the same crew can do it lawfully instead of leaving you an extension cord.
Privacy. California's two-party consent rule (Penal Code 632) is why exterior audio stays off unless there is a specific reason and signage. Cameras must not look into neighboring windows or anywhere people reasonably expect privacy; in apartment buildings that means common areas only, never inside units, with footage access limited to management. Commercial sites get "video surveillance in use" signage.
Airport tenants. Hangar and FBO tenants at Van Nuys Airport hold Los Angeles World Airports leases; check the lease before anything is mounted to a building exterior.
Single-family home. One camera low enough to read plates and faces in the driveway and at the curb (Crosstown's analysis of LAPD data found more than half of auto-part thefts happen while the car is parked on the street, with parking lots second); the front door and porch for packages; the side gate; the backyard or ADU; the garage interior if tools or bikes live there.
Apartment building. Street entry and lobby door, mailbox and package area, garage gate and drive aisle, laundry room, trash enclosure, courtyard and pool, elevator lobbies and stairwells, recorded on site in a locked room with a 30-day retention target so an incident reported late is still on disk.
Storefront or auto dealership. A face-height camera at the entrance, the register, the alley door, an overview of the lot, plate capture at each driveway apron, service bays and the parts or key room; on dealership lots, pole cameras covering the rows nobody can see from the showroom.
Industrial or flex space near the airport. The gate and yard, every dock door and roll-up, the office entry, the tool or fuel cage and the employee lot. Wide-dynamic-range cameras handle the sun-and-shade contrast at docks; a license-plate camera at the gate turns "a white van" into a plate number.

What moves the number: camera count, resolution (4 MP versus 4K), license-plate lenses, cabling difficulty (two-story stucco with no attic costs more than a single-story ranch with one), recorder storage for the retention you want, and a UPS if you add one. Yes. Cameras cover common areas only: entries, mail and package areas, garage, laundry, courtyard, stairwells. Nothing points into a unit or a window, exterior audio stays off, footage lives on a recorder in a locked room with access limited to management, and we recommend posting notice.
Most 4–8 camera homes are finished in one day. Apartment buildings and commercial sites usually take one to three days depending on cable routes and camera count. You get a written schedule with the proposal, and the technicians who quoted the job do the install.
